PROJECT REVEAL: BLACK PAINT GIVES THIS LA JOLLA BEACH HOUSE MODERN VIBES

From fresh paint to all new landscaping, this home's new modern exterior really packs a punch!


COASTAL BLACK EXTERIOR

Grab attention from the curb. I know that black houses are not for everyone. This dark inky hue is a bold, provocative paint color choice. We are seeing more and more black exteriors pop up and that's because it undeniably chic and sophisticated plus there have been many improvements in technology and you can now paint your home dark without fear of it fading. To me, this color reinforces the home with an aura of mystery while still conveying tranquility, which is perfect in a beach house on the hill.

A DIAMOND IN THE ROUGH

When my client first purchased this 70's era beach house, the curb appeal had no game! The front yard was overgrown and the house itself was completely hidden from view. This home sits at the end of a cul-de-sac in a multi seven figure coastal community so we wanted to take it from a diamond in the rough to a modern, sophisticated gem.


Personally, I love redesigning exteriors, making architectural paint selections and furnishing outdoor spaces, but this home sits on a third of an acre and we had big dreams for this space. Landscape and hardscape are beyond my area of expertise so I called in my favorite landscaping collaborator, Landscape Designer, Brooks Crawford of Brookside Design .

Plants and trees are what make the outdoor areas so special. I have the opposite of a green thumb but Brooks is an expert and I admire his modern aesthetic. He's truly an artist and plants and landscaping is his medium. I can't even imagine trying to pull this off without his vision!

Brooks met with us and collaboratively helped us cast the vision and created the Landscape Design Master Plan then we took over the implementation with our team. It took us about a year to renovate the interior and exterior of this home and we had to make a lot of pivots and game time decisions along the way but I'm so grateful that we had Brooks map it out for us!


TREE ROOTS IN THE PIPES

We initially wanted to keep all of the beautiful trees but as we started working on the bathroom remodels, we found a lot of roots in the plumbing. Our plumber and General Contractor recommended that we remove the ones closest to the house. We grateful that we were able to keep one though!

A NEW LEASE ON LIFE

This tree got a new lease on life. It's a beautiful anchor to this space and we added a welcoming tree swing that is so relaxing when the leaves rustle in the breeze.

WOODSY WONDER

We decided that we wanted the entrance of the home to feel warm, welcoming and modern. My client's office is just off to the left so we wanted it to feel like an outdoor room. A place for her to walk out, stretch her legs and get some fresh air but also a place for her poodles to lie in the shade during the summer or to stay dry during the rain.


Here's what it looked like BEFORE. We closed the overhead opening, added a new modern front door, new double doors on the left, clad the area with wood, added a globe light and replaced the oddly placed pavers with new concrete.

And here's the AFTER!


New modern doors and with frosted vinyl add privacy to the modern front doors.

We commissioned local San Diego artist, Cassandra Schramm, to create a beautiful resin piece of artwork for this space. My client's favorite color is blue, so we had to pop in touches of it throughout the space.

RETEXTURED FINISH

This is what it looked like before. We also had the heavy stucco texture knocked down and re-stuccoed the home in a more modern smooth textured finish before we painted it black.


OLD HOUSE, NEW VIBE

The front of this home has totally been modernized and transformed! We also enclosed the whole front yard with a modern fence so that my client can hang out and relax in the front and it feels private and secure.

HORIZONTAL PLANKS MODERN GARAGE DOOR

Typically, the garage area takes up 30% of your exterior which means that your garage door is one of the most prominent elements of your home! We demolished the old driveway to make one that was wide enough to park my client's Airstream. Such a huge transformation!

We're just getting this party started with this front area! The back is even bigger with gorgeous ocean views so you'll have to keep checking back as I reveal those spaces too! We had a lot of fun back there.
